Islington N1 long-stay accommodation — a studio for work without the car
Off Caledonian Road, four minutes from the Overground and about fifteen minutes from King's Cross. A self-contained studio for one or two people, with a washer and dryer — and no parking, no lift and a low bathroom ceiling.
Page reviewed 2026-09-14.
The short answer. This is the central-London option for a solo consultant, couple or locum arriving by train. The studio has a king bed, sofa bed, kitchen, separate washer and dryer, and a four-minute walk to the Overground. It sleeps four on paper, but one or two people is the sensible long-stay brief.
What we cannot do here. It is a basement flat beneath a Post Office, with no lift, stairs down to the door, a bathroom ceiling of 6 ft 2, weekday noise from above around 10am–5pm and no parking of any kind. The garden is shared, not private.
What we have here
Each one opens on its own page, with the facts, the drawbacks and a calculator that gives you the total for your dates.
Read this before booking
This is not a flat for everyone, and the drawbacks are the first part of the answer. It is in the basement beneath a Post Office. There is no lift, so bags come down the stairs. The bathroom ceiling is 6 ft 2, and the business above can be heard during working hours on weekdays, roughly 10am to 5pm.
There is no parking. Street bays on Caledonian Road are limited to two hours, and the studio is best reached by tube or train. If any of those points rules the stay out, Forest Gate, Salford or York is a better conversation.
- Basement flat beneath a Post Office
- No lift; stairs down to the entrance
- Bathroom ceiling height 6 ft 2
- Weekday operational noise from above, around 10am–5pm
- No private parking and no guaranteed street parking
The case for it: rail and short walks
Caledonian Road & Barnsbury on the Overground is a four-minute walk. King's Cross St Pancras is about fifteen minutes on foot, with the Piccadilly line providing a shorter connection from Caledonian Road. That puts the studio in the right part of London for placements where the person works around King's Cross, Clerkenwell, the City or the hospitals north of the centre.
City St George's, University of London has its Clerkenwell campus at Northampton Square. The studio is also useful for people who need to be near the rail network rather than near a car park — walking distance is the product here.
A working studio for weeks
The kitchen is a working kitchen with an oven, hob, fridge-freezer, microwave and cookware. There is a washing machine and a separate tumble dryer inside the flat, plus an iron and board. On a long stay, that usually matters more than an extra decorative feature.
The studio sleeps four with a king bed and a sofa bed, but four means two sleeping areas sharing one room. It suits one or two people much better. The dining table seats two and works for a laptop; there is no separate desk.
- King bed and sofa bed; four maximum, one or two sensible
- Washer and separate dryer in the flat
- Oven, hob, fridge-freezer, microwave and coffee machine
- Dining table for two; no separate desk
- Shared garden, not private to the studio
The car is not the product
The studio has no parking, and street parking on Caledonian Road is limited to two hours. Islington's controlled parking zones use vehicle-emissions-based permits, with hours that vary by zone. For a placement of several weeks, driving in and hoping to find a bay is not a plan.
If a site is inside London's Congestion Charge zone, the charge is separate from ULEZ: driving into the zone can mean £18 a day plus £12.50 a day for a non-compliant vehicle. Use TfL's postcode checker for the destination. The right answer for this home is usually to arrive by tube or train and leave the car behind.
Working sites from Caledonian Road
City St George's has its Clerkenwell campus at Northampton Square, between Islington and Shoreditch. Moorfields Eye Hospital is on City Road today; City Road services, Moorfields Private and the UCL Institute of Ophthalmology are moving to Oriel, the Moorfields and UCL Centre for Eye Health at St Pancras, due to open to patients in summer 2027.
Royal Free London covers a large north London footprint, including the Royal Free, Barnet Hospital, Chase Farm and North Middlesex University Hospital. Check the actual rota address rather than booking for a hospital name alone.
Euston: paused, not a contractor boom
HS2's Euston station remains mothballed. Enabling and utility works continue, but the government has only begun sounding out private-sector firms about the station build. We have not written this page as though Euston is a confirmed construction boom, because the current source material does not support that claim.
If the work is genuinely at Euston, King's Cross or Clerkenwell, send the exact site and dates. We will check the journey rather than sell the postcode.
What we deliberately leave out
We do not print a nightly figure here while the starting rate needs settling between our systems. The booking engine total for the dates you choose is the number to use, and a cleaning fee may apply. We also do not publish a review score, a private-garden claim or a promise that four people will be comfortable in a studio.
This page is for a person who values a short walk to the train over a parking space. If that is not the brief, the honest answer is to choose another home.

Driving and parking
- There is no private parking at the studio. Street bays on Caledonian Road are limited to two hours.
- Islington controlled parking zones price permits by vehicle emissions and vary in operating hours; do not treat a permit as available accommodation parking.
- Driving into the Congestion Charge zone can cost £18 a day, separate from the £12.50 ULEZ charge for a non-compliant vehicle.
- The studio is best reached by tube or train: the Overground is a four-minute walk and King's Cross is about fifteen minutes on foot.
- Use TfL's postcode checker for the work site; the charge depends on where you drive, not where you sleep.
Questions people ask
Is there parking?
No. There is no private parking. Street bays on Caledonian Road are limited to two hours, and we recommend arriving by tube or train.
What does basement flat mean here?
The studio is beneath a Post Office. There is no lift, so you carry luggage down the stairs. The bathroom ceiling is 6 ft 2, and there can be operational noise from above on weekdays between about 10am and 5pm.
How close is it to the Overground and King's Cross?
Caledonian Road & Barnsbury on the Overground is a four-minute walk. King's Cross St Pancras is about fifteen minutes on foot, or a short Piccadilly line connection from Caledonian Road.
Can I do laundry in the studio?
Yes. There is a washing machine and a separate tumble dryer inside the flat, plus an iron and ironing board.
Is the garden private?
No. The garden is shared with the rest of the building. The property may be called a garden studio, but the outdoor space is not private to this flat.
Can four people stay?
Four is the maximum with the king bed and sofa bed, but it is a studio, so the sleeping areas share one room. It suits one or two people much better, especially for a stay of several weeks.
What work sites is this useful for?
It is suited to placements around King's Cross, Clerkenwell, the City, City St George's, Moorfields and the wider north London hospital network. Send the exact site postcode so we can check the route.
Is Euston a live HS2 construction site?
The main HS2 Euston station build remains paused. Enabling and utility works continue, but we do not describe Euston as a confirmed contractor boom. Check the current project position against the actual employer or site brief.
What will the stay cost?
We do not print a nightly figure on this page while the starting rate needs settling between our systems. Use the booking engine for the total for your dates; a cleaning fee may apply.
