A two-bedroom flat in Forest Gate, E7
Nine minutes' walk from the Elizabeth line and one stop from Stratford. Two zip-link bedrooms, a proper desk, a washer/dryer in the kitchen — all on one level, with no stairs.

What the flat actually is
Two bedrooms, one bathroom and 871 square feet, all on one level. No stairs anywhere inside it, which matters more than people expect when you are arriving with six weeks of luggage.
Both bedrooms are zip-link. Each can be made up as two singles or as one super-king, so two colleagues sharing get their own beds and a couple gets a proper double. There is an optional airbed for a child or an extra guest.
- 871 sq ft, single level, no stairs
- Two zip-link bedrooms — super-king or twin, your choice, told to us before you arrive
- One bathroom: full-size bath with shower over, glass screen, vanity basin, heated towel rail
- A private walled courtyard behind the flat — enclosed and block-paved, but unfurnished and hard-surfaced. Somewhere to get some air or dry the washing, not a garden
- Heating throughout, hotel-quality bedding, hanging rails
- Fresh towels and toiletries every stay
Working from it for weeks
This is the one home of the five with a real desk. It is wall-mounted and folds down, with an office chair and an adjustable lamp — a working corner rather than a laptop balanced on the kitchen table.
It also has the only wifi speed we can put a number to. Over 100 Mbps, throughout the flat. We do not publish a figure for the other four because we have not measured one.
- Wall-mounted fold-down desk, office chair, adjustable lamp
- Wi-Fi over 100 Mbps throughout
- Washer/dryer in the kitchen, plus an iron and cleaning equipment — no launderette run on a long stay
- Smart TV with Netflix and Prime
The kitchen, and what is not in it
Gas hob, oven and extractor, a full-height fridge-freezer and enough worktop to cook on properly. Cookware, crockery, cutlery and wine glasses are all there, and we leave tea, coffee and starter essentials for the first day.
There is no dishwasher and no microwave listed for this flat. Over six weeks that is the kind of thing that grates, so we would rather you knew now. Ask us before you book if either is a deciding factor.
Parking, in full
There is one free space on the block-paved forecourt at the front. The space genuinely costs nothing — but the forecourt is shared with the neighbouring flats and the space is not a numbered or marked bay, so it works first come.
If there is a car in it when you arrive, message us and we will point you to the nearest alternative. The streets around the flat are permit-controlled Monday to Saturday and some of them have paid bays. If your stay depends on a guaranteed space for a vehicle every night, tell us before you book — our Salford home has free on-site parking in marked bays and our York house has a private driveway.
What a longer stay costs
The live rate moves with demand and the dates you choose. Guesty shows it before payment, alongside the £70 cleaning fee for the stay.
Guesty applies any eligible long-stay adjustment before payment. Give us the arrival date and number of nights and we will confirm the whole figure in writing before you commit.
If an employer, agency or insurer is paying, we can invoice on terms rather than take a card at checkout, and extensions are handled as extensions rather than a fresh booking.
Arriving, and the house rules
- Self check-in by lockbox, any time after 4pm
- Check-out is 10am
- Bags can usually be left before 4pm — ask us and we will arrange it
- No pets. The house rules for this flat do not allow them. Our other four homes take dogs or cats by prior approval at £100 per pet per stay — ask and we will point you to the right one
- Licence 20/03480/HOSELE, London Borough of Newham
Getting about
- Forest Gate station is a nine-minute walk. Elizabeth line, with direct trains to Liverpool Street, the City and Canary Wharf.
- Stratford is one stop away, about five minutes, for the Jubilee, Central, DLR and Overground.
- Buses 25, 86 and 425 stop at Margery Park Road, about three minutes' walk. The 25 and the 86 reach Stratford bus station in around ten minutes.
- Westfield Stratford City is about 18 minutes door to door by bus, or a good half hour on foot. It is sometimes quoted as ten minutes; it is not.
- The flat is on a quiet residential turning off the Romford Road — a residential corner of east London rather than a tourist one.
- Licensed with the London Borough of Newham, licence number 20/03480/HOSELE.
Who it suits
Relocations and contractors on a long single booking. It is the flat we set up specifically for people moving into London: zip-link beds that work as two twins for colleagues sharing or a super-king for a couple, a washer/dryer in the kitchen, a full kitchen and the only real desk across our five homes. Everything is on one level with no stairs, which counts on arrival day. It works just as well for a family or two couples sharing as it does for one person on a long job. It is the wrong choice if you need a guaranteed parking space every night, or if you are bringing a dog.
Questions people ask
Is the parking really free?
The space itself costs nothing, but it is one space on a block-paved forecourt shared with the neighbouring flats. It is not numbered or marked, so it works first come. If there is a car in it when you arrive, message us and we will point you to the nearest alternative — the surrounding streets are permit-controlled Monday to Saturday, with paid bays in some of them. If a guaranteed space matters to you, do not assume this one.
Is there somewhere proper to work?
Yes. A wall-mounted fold-down desk with an office chair and an adjustable lamp, and Wi-Fi at over 100 Mbps throughout the flat. Of our five homes this is the only one with an actual desk — the others have dining tables — and it is the only one where we have a verified wifi speed.
Can I do laundry in the flat?
Yes. There is a washer/dryer in the kitchen, along with an iron and cleaning equipment. It is the only one of our five homes with a combined washer/dryer in the kitchen. On a stay of several weeks this is usually the thing that decides it.
Is there outside space?
There is a private walled courtyard behind the flat, fully enclosed and block-paved. It is unfurnished and hard-surfaced — somewhere to get some air or dry the washing, not a garden terrace. If you want a lawn and a table outside, our York house has a fenced private garden; this does not.
Can two colleagues share it comfortably?
Both bedrooms are zip-link, so each can be made up as two singles or one super-king. Two people sharing get a bedroom each with their own bed, and a couple gets a super-king. There is one bathroom in the flat, so a full group of five is sharing it. An airbed is available for a child or an extra guest.
What does a stay of several weeks cost?
Guesty shows the live price for your exact dates, any eligible long-stay adjustment and the £70 cleaning fee before payment. The booking-engine total is the figure that binds. Send us the dates and we will put a total in writing before you commit.
